Roof Restoration & Roof Painting Lennox Head & Northern Rivers

A roof restoration brings a tired tile or metal roof back to a sound, watertight, freshly coated finish. We clean the roof, fix what's failing (broken tiles, cracked ridge pointing, rusted or loose screws, rust spots), then apply a primer or sealer and two coats of roof membrane paint. On Northern Rivers homes, salt air and strong UV break down roof coatings faster than inland, so a restoration is often the most cost-effective way to add years to a roof before it needs replacing.

Why this matters on the Northern Rivers coast

Coastal roofs fade and break down faster. Salt settles on the surface and, combined with strong UV, chalks the paint, dries out the pointing on tile roofs and starts rust at screws and laps on metal roofs. Moss and lichen grow quickly in our humid summers, holding moisture against the roof.

That's why preparation matters more here than anywhere. We wash salt and growth off before anything else, fix every weak point, and only coat a roof that is clean, dry and sound. A coating on a salty or dirty surface won't bond properly and will peel early.

Signs you need this

  • Faded, chalky or patchy roof colour
  • Moss, lichen or black mould across the tiles or sheets
  • Cracked or crumbling ridge pointing on a tile roof
  • Surface rust, rusted screws or rust at sheet laps on a metal roof
  • Porous concrete tiles that soak up water and stay dark after rain
  • You're selling, and the roof is letting down the street appeal

What we do, step by step

  1. 1

We inspect the roof and photograph every issue, so the quote covers the repairs as well as the coating.

  2. 2

The roof is cleaned: a high-pressure clean for tile roofs, a low-pressure soft wash for metal roofs, to remove moss, lichen, dirt and salt.

  3. 3

Repairs come first. Broken tiles are replaced and ridge caps rebedded or repointed on tile roofs; failed screws are replaced with Class 4 screws and rust is treated on metal roofs.

  4. 4

Gutters and valleys are cleared and checked so the newly coated roof drains properly.

  5. 5

A primer or sealer is applied to suit the roof surface, followed by two coats of roof membrane paint in your chosen colour.

  6. 6

We clean up, check every coat, and give you a before and after photo report of the finished roof.

Materials we use — and why they suit coastal homes

We use roof coating systems made for the job: a primer or sealer matched to the surface (concrete tile, terracotta or metal), followed by two coats of flexible roof membrane paint that handles the expansion and contraction of a roof baking in coastal sun. On tile roofs, ridges are finished with flexible pointing so they can move without cracking. On metal roofs, rust is treated and primed before coating, and any replaced screws are Class 4 (AS 3566) for coastal exposure.

How much does it cost?

Quoted after a free on-site inspection

Every roof is different. The price depends on roof size, pitch, number of storeys, access, the roof material, and how much repair work is needed before coating. You'll get an itemised quote that separates the repairs from the coating, so you can see exactly what you're paying for.

Repair, restore or replace?

If the roof is structurally sound and the tiles or sheets are mostly in good condition, a restoration is usually the best value: it fixes the weak points and protects the roof for years. If metal sheets are rusted through, many tiles are badly cracked, or the roof has had repeated patch repairs, replacing the affected sections or the whole roof may make more sense. We'll give you photos and an honest recommendation either way.

Frequently asked questions

Painting on its own only changes the colour. A restoration fixes the roof first: we clean it, replace broken tiles or failed screws, repoint the ridges on tile roofs and treat any rust, then apply a primer or sealer and two coats of roof membrane paint. Paint over an unrepaired roof just hides the problems for a while.
