Should You Fix the Roof Before Selling Your Northern Rivers Home?

In most cases, yes. Fix the cheap, visible faults: a known leak, cracked ridge pointing, popped screws, rust streaks, blocked gutters and a dirty roof. These are usually a few hundred to a couple of thousand dollars, and a buyer's building inspector will price them at far more than that in a negotiation. What you generally should not do is replace a whole roof just to sell. Get a roof report, fix the small stuff, and disclose the rest honestly.

Do buyers on the Northern Rivers actually care about the roof?

More than sellers expect. Almost every buyer in Ballina, Lennox Head and Byron Bay orders a building and pest inspection before exchange, and the roof is one of the first things the inspector photographs. Anyone buying within a few kilometres of the beach has usually been warned about salt corrosion, so they look for rust on the sheets, rust around the screw heads and rust in the gutters and valleys. The problem for a seller is that a building inspector does not price repairs. They write comments like "roof shows signs of deterioration, further investigation by a licensed roofer recommended". The buyer reads that and imagines a full replacement. A tired roof then becomes a reason to come back with a lower offer, ask for a price reduction after the inspection, or walk away and buy the house down the street. On a sale worth over a million dollars, a few thousand spent on the roof is small money compared with what a vague inspection comment can cost you.

Which roof problems cost you the most at sale time?

The faults that scare buyers are the ones you can see from the driveway or from inside the house. Rust streaks running down a Colorbond roof or fascia. Screws that have lifted so the heads stand proud of the sheet. Cracked or missing ridge pointing on a tile roof, or a couple of slipped tiles. Moss, lichen and black mould on a shaded tile slope. Sagging or overflowing gutters. And the worst one of all, a brown water stain on a ceiling or a blue tarp still on the roof from the last storm. None of these are necessarily serious. Surface rust can often be treated. Popped screws are usually a re-screw job, not a new roof. Cracked pointing is normal on a twenty year old tile roof and is fixed with flexible pointing compound. But a buyer cannot tell the difference between a $400 problem and a $20,000 problem, so they assume the worst. That is the gap you are paying for if you sell as is.

What should you fix before listing, and what should you leave?

Fix anything that is leaking, anything that is visible, and anything under about $2,000. That covers a leak repair, broken tile replacement, repointing a few metres of ridge, sealing a valley, replacing a rusted valley iron, cleaning the gutters and treating localised rust. If the screws are popping across a Colorbond roof, a full re-screw with Class 4 (AS 3566) coastal screws is worth doing. It stops the roof being written up as a fault, it comes with a written workmanship warranty you can hand to the buyer, and it is a fraction of the cost of new sheets. Leave the big stuff. If a metal roof has heavy rust-through in several sheets or a tile roof needs a full rebed and repoint on every ridge, you are unlikely to get the money back at sale. Replacing a roof to sell rarely pays. In that situation the better approach is a roof report with an itemised repair estimate, which you give to buyers so they know exactly what they are dealing with instead of guessing high. Also skip cosmetic repainting of a Colorbond roof that is structurally sound. Buyers do not pay extra for a fresh colour, but they will pay less for a roof they think is failing.

Is a roof clean worth it before the photos?

Usually yes, and it is one of the cheapest wins in the whole campaign. Listing photos on the Northern Rivers are often shot from a drone, so the roof fills half the frame. A tile roof covered in lichen or a Colorbond roof streaked with grime makes a house look older than it is. A high pressure clean on a tile roof or a soft wash on metal runs from about $1,000 for an average single storey home, and a driveway and path pressure clean is from $400. Do it before the photographer comes, and after any repairs, so the fresh pointing and new screws are what shows up in the pictures. One caution. Cleaning a roof that has loose pointing or cracked tiles can make things worse, so have it looked at first. That is another reason the roof report comes before the clean, not after.

Should you get a roof report before you list?

If your roof is more than about fifteen years old, or you are within a couple of kilometres of the coast, a roof report before listing is the smartest $249 you will spend. It gives you a photo documented condition rating, a priority list and itemised repair costs. You then choose what to fix. Whatever you do not fix, you disclose with the report so buyers see a known, priced problem rather than an unknown one. A seller's report also blunts the post inspection renegotiation. When the buyer's inspector writes "roof requires further investigation", you can reply with a roofer's report that says the ridge was repointed in September and the rest of the roof has ten years left in it. The fee is credited against any repairs booked within 30 days, so if you go ahead with the work the report effectively costs nothing.

Do you have to tell buyers about a roof leak in NSW?

NSW works on a buyer beware basis. There is no general legal duty to volunteer every defect, but you cannot mislead. Painting over a ceiling stain and telling the agent there are no leaks is misrepresentation, and if it is discovered after settlement you can end up paying for the repair plus a lot more. The safe approach is simple. Fix what you can, have a report for what you cannot, and answer questions truthfully. Your conveyancer or solicitor can tell you what the contract needs to include, and an agent who knows the roof has been sorted will sell that as a positive.

Put together, a typical pre-sale tidy up on a coastal home is a gutter clean, a few repairs and a roof clean, somewhere between $1,500 and $4,000. That is a lot less than the discount a buyer will ask for on a roof they think needs replacing.

Common questions

Rarely by as much as it costs. A new roof removes a reason for buyers to discount, but buyers pay for location, size and finish more than a roof. Repair and disclose is normally the better return unless the roof is genuinely failing.
